When applying for a rental, you’ll likely need to provide personal and financial information, including proof of income and employment, photo ID, and possibly references from previous landlords or employers.
Before signing a lease (also known as a tenancy agreement), read it thoroughly. Pay attention to the lease term, rent amount, bond requirements, and any conditions or rules, such as pet policies or maintenance obligations.
In Victoria, the bond is usually one month's rent. It must be lodged with the Residential Tenancies Bond Authority (RTBA). The bond is held as security against any damage to the property or unpaid rent.
When you move in, you'll receive a Condition Report. This documents the property's state at the start of your tenancy. Review it carefully, add any additional notes if necessary, and return it within the specified time frame.
